An £11m housing scheme has been put forward to build more than 40 new homes for rent on brownfield land.

The plans, lodged by Great Places Housing Group, aim to create the 43 homes on a site just off Belford Drive in Great Lever.

If approved the development will include houses and flats built at a range of different sizes ranging from one bedroom to four.

Great Places director of development Nick Gornall said: “We’re delighted to have submitted proposals for 43 new homes at the Belford Drive site.

“Our plans will provide a mix of housing types addressing a range of affordable housing needs in Great Lever.

“We have worked closely with our partners Bolton Community Homes to ensure that the design integrates seamlessly into the existing neighbourhood, incorporating low-carbon features.

“With support from Homes England, and the Greater Manchester Combined Authority's Brownfield Housing Fund we’re committed to transforming this complex brownfield site into much needed high-quality affordable homes that will have a positive impact in the local area.”

The new homes will be made up of a mix of four two-bedroom flats, six one-bedroom houses, nine two-bedroom houses, 12 three-bedroom houses and 12 four-bedroom houses.

The are all intended to be available for rent and will be designed by Bowker Sadler Architecture.

Great Places says it will be funding the development itself with extra grant funding from Homes England and the Greater Manchester Combined Authority Brownfield Housing Fund.

They say that the plans were developed in close consultation with Bolton Community Homes and aim to combine high-quality design with low-carbon sustainability.

They also aim to combine this with planting vegetation to help blunt the impact on the environment at the site.

There will also be other low carbon features like air source heat pumps, enhanced air tightness and thermal bridging, as well as enhanced building fabric to improve energy performance.

If the scheme is approved, Great Places say they will use their own in-house construction company, Terra Nova Developments.

The developers say they will build the scheme using what they call a modern methods of construction timber framing system.

Great Places and Terra Nova will also be advised on low carbon outcomes by the Off Site Homes Alliance.
