The iconic Yates pub in Bolton town centre is being marketed to find new tenants.
Leisure property specialists, Fleurets say there has been ‘high early interest’ in taking on the lease of the Grade II-listed Victorian detached premises on Bradshawgate.
Yates has been a stop off on the social scene for generations of Boltonians enjoying a night out. Around a year ago, pub group Stonegate applied for planning permission to re-brand the pub under the Slug and Lettuce brand.
However, marketing material released this week from Fleurets said ‘an experienced operator may feel that there is an opportunity to install their own brand into this unit, as it holds a central position within the town’. Totalling 12,314 sq ft, Yates is built over three floors, with the exterior finished in sandstone and polished granite.
The marketing material said: “Yates is located at the commercial and retail heart of Bolton town centre, with several other operators close by including JD Wetherspoon, alongside several independent and unbranded pubs and bars.
“The space features an open-plan trading area on the ground floor, rear courtyard, and a roof terrace trading area on the first-floor patio.”
Tim Martin, divisional director of Fleurets North West, said: “We are advised that our client occupies the property on a leasehold agreement until July, 2045 and the current rent is £89,132.80 per annum.
“Our client is seeking to assign this agreement or alternatively, they have also indicated that there may be an opportunity for a suitable party to negotiate terms for a sub-lease on the property, terms and rent to be agreed.”
Fleurets is holding a viewing session for potential new occupiers at the premises on the morning of Tuesday, August 13.
