Bellway Homes have been given the go-ahead to build 99 homes on former green belt land after the controversial plans were approved.

Under Greater Manchester's 'Places For Everyone' plan, Bellway Homes received formal planning permission for the eight-acre development from Wigan Council's planning committee on Tuesday, June 11.

The development, off  Silk Mill Street in Mosley Common, will comprise of two, three and four bedroom detached, semi-detached and mews homes and includes 25 'affordable properties'.

The development was approved after the land lost its green belt status under the 'Places For Everyone' strategic document, despite 109 households objecting to the proposals.

Objectors claimed that there are already 'more than enough houses' in the area and that the infrastructure cannot cope with the current population.

There were also concerns that the 'affordable properties' were "not genuinely affordable" as the development contains no social housing.

Under the Places For Everyone and Mosley Common Masterplan, the developer has agreed to invest almost £800,000 into the local area.

This will include investments into local schools, road infrastructure upgrades, new guided busway links, and environmental contributions

Bellway Homes says that its properties will be "individually designed with a superb internal and external specification", as well as private gardens and car parking spaces. Electric vehicle charging points are also provided.

The housebuilder also said that it will "make the most of its great location", which includes open spaces, green areas, and a brook.

Sales Director at Bellway Manchester, Grace Yarlett, commented: “Having received such a positive response to our previous development in Mosley Common, we are delighted to bring forward a new collection of 99 homes to meet local demand. 

"The development plans are superb, making the most a great location next to open green space yet within easy reach of Wigan, Bolton and Manchester. 

"We’re looking forward to getting started on site and releasing our first homes for sale later this year.”

It is anticipated that work will start on site in Autumn 2024 and the first homes will be released for sale late 2024.  Show homes are planned for Spring 2025 when the first homes will also be available for occupancy.
