Plans have been submitted to convert a home in Westhoughton into a shop.

The proposals are  for the property on Church Street which is situated in between two retail spots.

The owner of the site, next to Best One and Tanning Studio, has launched the application with Bolton Council.

A design statement revealed that the top floor would be used as a flat while the ground would be a shop.

It said: “A new shop front will be added to the front elevation and thus the shop front will not appear out of place alongside the adjacent commercial properties.

“A two bed flat will be created above utilising the generously sized loft, accessed from the rear yard, enclosed with a close-boarded two metre high timber fence.

“The flat size will exceed the minimum sqm of the minimum national housing standard.

“The existing house is a two bed house so there will be no net loss in the number of bedrooms.”

It states that the shop will be used as a Class E enterprise to offer maximum flexibility for residents.

Class E is defined as commercial business and service uses can include in sale of retail goods as well as the sale of food and drink.

If approved the yard at the back would be divided in two with spots for the occupants and the shop.

The flat would be accessed from the rear and would have its own car parking spot.

The shop would be accessed from Church Street and would have a spot for bins in the yard.

The application went on to outline why the plans should be accepted.

It said: “The proposal has many benefits, most notably the provision of much needed affordable accommodation and investment in the area.

“As such, it is requested that the proposal be approved.”
