Plans to change the location of three houses on a major development have been approved.

The proposal debated at Bolton Council last week will see the three homes moved to different plots as part of the Academy Way development in Lostock.

The council’s planning committee heard that there had been recent concerns about safety on what is a very long and straight road leading towards Bolton Wanderers Football Academy.

Committee member Cllr David Grant said: “I do have, and that is on record, concern for the safety of some of those residents.

“But that is something the applicants will deal with further down the road.”

Cllr Grant had raised concerns about cars travelling down the long straighht road that could hit people's gardens.

But the developers moved to allay these concerns with plans for a 1.8m fence.

The plan for the new homes themselves had already been approved by planning chiefs at a meeting in July 2022 with developers Ashberry Homes having announced earlier this month that they had bought up land ahead of building taking place.

The amended proposal seeks to move three of the new homes along the southern boundary of the site.

Bolton Council officers had recommended that these changes be delegated to the authority’s director of place for approval.

But 12 letters of objection had been received from the public raising concerns about the increase in traffic, loss of light and road safety.

The complete proposal by Ashberry Homes aims to build a total of 59 new houses as part of the “Academy” development in Lostock.

This will include a selection of three- and four-bedroom homes, including a range of semi-detached and detached homes, consisting of 22 detached houses, 28 semi-detached and nine mews/terraced houses.

Of these 59 homes, there will be nine two-bedroom houses, which the company has deemed to be “affordable.”

They will be built on land once occupied on Bolton Wanderer’s training ground, which inspired the project’s name “The Academy” as a nod to the area’s sporting heritage.

Ashberry Homes has also agreed to make financial contributions to the area, including £195,860 towards secondary school education and £83,072 towards public open space.

Committee members ultimately voted unanimously to delegate the changes to the position of the three houses to the council’s director of place for approval.

An Academy Way show home is expected to open by September 2024.
