House prices in Bolton are bucking the regional and national trends as they continue to rise in the borough.
The latest Land Registry figures show that house prices increased by 1.2 per cent in Bolton in December 2022, meaning the average price was £195,267.
This is in contrast to its neighbours. Salford - £216,917 - and Bury - £244,383 - both saw decreases in their average house prices, dropping by 1.2 per cent and 0.4 per cent respectively in the same time period.
And over the month, the North West saw an average decrease of 0.1 per cent, and nationally the decline was 0.4 per cent, making Bolton something of an outlier.
The borough’s monthly rise contributes to the longer-term trend, which has seen property prices in the area grow by 16.6 per cent over the last year.

In the past 12 months, the average sale price of property in Bolton rose by £28,000 – putting the area seventh among the North West’s 39 local authorities with price data for annual growth.
Local property expert and managing director at Cardwells Independent Estate Agents, Andrew Cardwell, says that Bolton benefits from a wide range of amenities and attractions that are favourable to home buyers.
“It’s lovely to see that the property in market in Bolton is bucking the local and national trend,” he said.

“The Bolton property market is built on strong fundamentals, and the core foundations remain strong with superb facilities and amenities that attract people to our town.
“We have wonderful schools at both primary and secondary level and superb employment opportunities - notably additional opportunities have been created at the ‘Logistics North’ development.
“There is also the stunning countryside of places like the West Pennine Moors, Rivington Pike, and the gorgeous reservoirs in and around the town.
“Bolton enjoys strong travel links via road, motorway, and railway and there is hope that the Metrolink extension programme will come into Bolton too.
“The sporting and leisure facilities on offer in Bolton are first class and there are wonderful restaurants.
“Of course, Bolton University continues to attract thousands of people to the town to further their education and personal development.
“There really is a great deal that attracts people to our town both now, and will continue to do so, long into the future.”

Andrew says that Cardwells has enjoyed an “encouragingly busy” start to the year, which he anticipates will continue “to spring, summer, and beyond”.
He added: “The changing interest rates will of course have an impact on the market, however the Prime Minister has detailed a targeted cut in inflation levels by the end of the year, so hopefully the interest rates will also be realigned as we continue to move through this cost-of-living crisis.”
