A vacant storage space is set to be converted into a new flat amid the ongoing redevelopment of Bolton town centre.
The house on Rishton Lane, Great Lever, has until now been empty but before that was used as a storage space and for light industrial use, while the ground floor is used by a travel agent and retailers.
The council has now decided to give the greenlight to plans to convert it into a new, three bedroom flat.
A statement said: “The development will not cause harm the character and appearance of the area and will not pose an unacceptable harm to the amenity of neighbours or future occupiers.
“Furthermore, the quality of accommodation provides satisfactory levels of amenity for future occupants.
“There will be no adverse impact on the safety and efficiency of the local road network.”
It added: “The proposed change of use and external alterations are of a scale is proportionate to the existing building and would not increase the scale of built form on the site.
“Therefore, the proposal will not give rise to any additional overshadowing or visual bulk impacts to neighbouring properties, over and above the existing use on site.”
The plans to convert the storage space were first put to the council late last year on Monday, December 5 and were put out for neighbourhood consultations until December 26.
With this period now passed the authority has now decided to approve the plan.
The new flat will include three bedrooms, a kitchen, a living room, and bathroom on the first floor level and storage space found within the converted attic.
Two skylights are proposed to the rear roof plane to serve the attic space.

The area around Rishton Street is mainly made up of terraced housing while a small area of open public space can be found around the back.
The plan for the new flat comes amid proposals for new housing all across central areas of Bolton.
In recent months new housing proposals have focused on areas like Moor Lane, Central Street and Bark Street, while other areas further afield in Farnworth and Darcy Lever have also been considered by developers.
